I agree 100% with your post. I used to flip a house or two a year. I really enjoyed all of the flipping shows on TV. As time went on it seemed that the people on these shows became dumber and dumber. They would over pay for the homes, underestimate the costs or their ability and usually end up stuck with the house or having to sell at a loss.

Now is a great time to buy and hold. Even as an experienced flipper I would not try to flip for profit right now, but if you wanted to buy a few to fix up and rent, there are deals to be had everywhere!

I flipped my last house right before the real estate market crash. Flipping can be addictive but with the current flood of new home inventories on the market I am afraid to get locked into a mortgage on a used home. In our area new homes have been reduced in price so much over the past couple years that you can get a new home for the same price or even lower with sales incentives. I have my eye on some properties and will wait for the market to shift to a seller's market again before my next flip investment.
