<p>There are four major ways by which to buy foreclosed property. This article provides a brief explanation of each. Please consult a real estate lawyer for more authoritative information, especially since foreclosure laws vary from state to state.</p>
<p>* Foreclosed home purchased by a bank is a good deal for you. The fact that the bank had to buy the property typically means that no one else wanted it. Of course, one reason could be that people are not into buying these days, but another reason could be that the property is in need of expensive repairs. It is always necessary to check for flaws when buying a foreclosed property. Any advantage to purchasing foreclosed property from a bank is that most times they will have settled outstanding debts and so your purchase will be for property having a clear title.</p>
<p>* Once a home is in foreclosure, it benefits both a buyer and homeowner to work out a private sale prior to the auction date. If equity is in the house, a sum is to be paid to the owner. Always remember that the current owner may choose to inform you or not about existing debts on the property. Check this out yourself. If you find out there are current liens, get a hold of the holders of the liens and find out whether they will agree to settle with you, at a discount. <span id="more-338"></span>Again, check the house for repairs that are need. Subtract from the property&#8217;s fair market value all costs including the home owner&#8217;s payoff, any liens on the property, as well as necessary repairs. If the costs are equal to or under the fair market value and you come to an agreement with the homeowner, have a real estate lawyer draw up the purchase agreement.</p>
<p>* Only experienced property buyers should consider purchasing a foreclosed home through an auction. The entire purchase price must often be paid in an extremely short period, sometimes in cash. Also, sometimes it is not possible to check out the property. You need to be aware of all outstanding debts and liens on the property because, as the new owner, you&#8217;ll be responsible for them. Debts which remain on the land after the debts that legally force the home into foreclosure are called junior liens. Right to redemption allows the previous owner to buy back the property within a specified time period so make sure to keep this in mind. The IRS has 120 days during which it is legally entitled to redeem any back taxes that may still be outstanding. Prior to purchasing foreclosed property, have a full title search done in addition to arranging any needed financing in advance of the auction.</p>
<p>* The final means by which you may buy foreclosed property is to purchase a house from the federal Housing and Urban Development, HUD. These are foreclosed properties, but the HUD pays a small percentage of the closing costs. In addition, most HUD houses that are approved for Federal Housing Administration mortgages are appraised. When purchasing a HUD property, you are required to do so through a broker or agent.</p>

<p>You are in the process of trying to sell your house and have your marketing up and running. So, how do you convert callers into offers? Here is one method.</p>
<p>A Tip On How To Get Offers When Showing Your House</p>
<p>Once you have decided to sell your home, there are a couple of steps you have to take. The first is to get the home ready to show by doing repairs, landscaping and so on. Once you are ready to go, you have to start marketing the home. Assuming you have done all of this, the house is in good shape and you are competitively priced, you should start getting calls from potential buyers. These calls then turn into appointments and buyers come to see your home.</p>
<p>At this point, you probably expect that I will start writing about how to negotiate or accept offers. Wrong. The next step in the process is often one of frustration. The frustration arises from wishy washy buyers. They come and see the home, but leave without making an offer. They may come back a couple of times, but they simply never get around to doing the deed as they say. Simply put, this is because you have failed to address the issue of motivation.<span id="more-337"></span></p>
<p>Buyers need to be motivated to take action. The more motivated they are, the faster they will move. For instance, consider the holiday shopping season. Nobody, and I mean nobody, is out browsing in the malls. Why? The buyers are highly motivated to buy because there is a deadline and they probably have more than a few people to shop for. Simply put, they are highly motivated to do the deed.</p>
<p>Returning to our scenario above, what motivation do the buyers have to make an offer? Do they feel any pressure to do so? Unless there is something particular to their personal situation, the answer is that they do not. You must provide the motivation. Here is how.</p>
<p>One of the complaints of sellers is that they feel like they are constantly showing their homes to potential buyers without getting an offer. They may show the property three, four or even ten times a week. If this is your situation, you are doing it wrong.</p>
<p>The way to motivate buyers to make an offer on your home is to show it only once a week or two weeks if the market is slow. Set aside an hour or so on a particular day and make all the potential buyers come at the same time. By putting buyers together, you create the motivation that simply does not come with individual showings. In such situations, buyers are much less likely to be wishy washy. If they like the property, they inherently worry about one of the other buyers making an offer. You now have motivation and a perceived time limit.</p>

<p>Real estate investing is really an art and, like any art, it takes time to master the art of real estate investing. The key, of course, is to buy at a lower price and sell at higher price and make a profit even after paying all the costs involved in the two (buy/sell) transactions.</p>
<p>Generally, people are of the opinion that real estate investing makes sense only when the rates are on the rise. However, real estate investing for profits is possible just about any time (and as I just said, real estate investing is an art). Here is a list of tricks that can make real estate investing profitable for you:<span id="more-336"></span></p>
<p><strong>1. Look for public auctions, divorce settlements and foreclosures (bank/FHA/VA)</strong></p>
<p>Since quick settlement is the preference here (and not price), you might get a property at a price that is much lower than the prevailing market rate. You can then make arrangements to sell it at the market rate over a short period of time. However, make sure that the property is worth the price you are paying.</p>
<p><strong>2. Looking for old listings</strong></p>
<p>The old listings that are still unsold may provide you with good real estate investing opportunities. Just get hold of an old newspaper and call up the sellers. They might have given up hope of selling that property at all and with a bit of negotiation you can get the property for a real low price.</p>
<p><strong>3. The hidden treasure</strong></p>
<p>A really old (and dirty) looking house may scare off buyers. But this might be your chance for real estate investing that can yield good profits. So, explore such properties and check if spending a bit on them can make them shine. You can get these at very low prices and make a big profit in a short time.</p>
<p><strong>4. Team up with attorneys</strong></p>
<p>There are a number of attorneys who handle property sales on behalf of sellers or in special circumstances (like the death of the property owner). They might sometimes be looking to dispose off the property rather quickly and hence at a low price. Be the first one to grab such real estate investing opportunities and enjoy the profits.</p>
<p><strong>5. Keep tab on the newspaper announcements</strong></p>
<p>Property sell offs due to deaths, divorce settlements, immediate cash requirements and other reason are frequently announced in local papers. Keep track of such real estate investing avenues.</p>
